A once-popular shopping destination in Texas, The Shops at Willow Bend, is on the cusp of being torn down, signalling a broader trend of decline for traditional shopping centres across the United States. The mall, a fixture for Plano residents since its opening in 2001, is slated for demolition within the next year. This move follows a significant number of closures by the mall’s anchor stores, leaving the vast space largely vacant.



The 90-acre property, spanning 1.4 million square feet, was acquired in 2021 by Centennial and Cawley Partners, who have ambitious plans for a comprehensive redevelopment. While the exact nature of this redevelopment is still being finalised, it has ignited considerable local debate and speculation.

Speculation Mounts Over Future of Willow Bend Site

A significant point of discussion revolves around the potential relocation of the National Hockey League’s Dallas Stars to the Willow Bend site. Whispers of this move have circulated widely, fuelling both excitement and apprehension among the local community.

Bill Cawley, CEO of Cawley Partners, expressed his enthusiasm for the project, telling the Dallas Morning News, “Everybody is having this big debate if the Stars are coming or if they’re not. Whether the Stars come or not, this is going to be a fabulous redevelopment.” He further elaborated, “We are giddy to redevelop the site. This is going to be the best mixed-use site available in North Texas.”

Beyond a potential sports arena, other envisioned uses for the expansive site include:

  • An entertainment complex
  • Hotels
  • Residential properties
  • Office buildings

Local Residents Voice Concerns Over Proposed Redevelopment

However, these tentative plans have not been met with universal approval. Many local residents have voiced strong opposition, particularly to the idea of a large-scale entertainment complex. Julia Horne, who resides in a nearby neighbourhood, labelled the potential arrival of the Dallas Stars as a “disaster” that could negatively impact her community.

“I’m worried about not only our investment value, but also just quality of life,” Horne stated. “Our quality of life could just be ruined by this.”

Further concerns have been raised regarding the practical implications of such a development, especially given Plano’s limited public transportation infrastructure. Residents are anticipating:

  • Increased traffic congestion: The influx of visitors for events or residences is expected to strain existing road networks.
  • Parking challenges: Finding adequate parking in a densely populated area could become a significant issue.
  • Noise pollution: Construction and the operation of a large venue could lead to prolonged periods of disruptive noise.

The prospect of years of construction has also contributed to resident anxieties. One comment on Reddit highlighted these worries, stating, “Please don’t bring more traffic into our beautiful city.” Another user echoed this sentiment, noting, “That’s close to some really nice neighborhoods. I bet they get a lot of pushback over noise and traffic issues.” The lack of a clear public transportation plan for a potential arena was also a point of contention, with one resident chiming in, “There’s no public transportation plan if the Stars play there.”


The Dallas Stars’ Future Remains Undecided

While city officials have confirmed “earnest conversations” with the Dallas Stars regarding a potential relocation, the NHL organisation has yet to make any public announcements about its future plans. The team has been a fixture in Dallas for over three decades, having moved from Minnesota in 1993. Their current lease at the American Airlines Center is set to expire in 2031, prompting widespread speculation about their next move.

The developers, Cawley and Levin, have remained tight-lipped about whether an arena is indeed part of their redevelopment strategy for “The Bend,” the project’s working title, which received approval from the Plano City Council last year.

A Shifting Retail Landscape

The redevelopment of The Shops at Willow Bend is emblematic of a national trend impacting retail spaces. The decline of the mall is directly linked to the shuttering of its major department stores, including Macy’s, Neiman Marcus, and Dillard’s, over the past two years. This has rendered the mall’s existing structure unviable.

A spokesperson for Centennial confirmed that demolition was always an integral part of their redevelopment strategy. During the transition, select garages, restaurants, and shops will continue to operate.

“Retail and residential are going to lead the day. We could be building residential today,” stated Levin. “The demand is there for it, but we need to demolish the mall, so we are doing this the best way. The only thing that does not work well on the site is the mall that’s sitting on it.”

The mall’s history has been marked by shifting plans, never quite reaching its full potential since its August 2001 opening. This mirrors a broader pattern across the country, where numerous once-vibrant shopping centres are struggling to adapt to the post-pandemic shift towards online shopping and changing consumer habits.
