As the clocks move forward and the Easter eggs are all eaten, it seems like summer might be just around the corner. But for Jonathan Smith, a 39-year-old from Manchester, the warmth of the sun isn’t something he has to wait for. In an ambitious project called ‘Operation Sicily,’ this hospitality professional has taken a bold step by leaving the UK in search of his own place in the sun.

Escalating Costs and Rising Concerns

Jonathan’s decision was driven by the rising living costs and concerns over increasing crime rates in the UK. He initially looked towards Greece, drawn by its rustic properties. However, his research revealed that Greek homes typically cost around €325,000, which was well beyond his target budget of €50,000 (roughly £44,000).

Expanding the Search

He expanded his search to other regions, including Portugal and Spain, before eventually settling on Sicily. The island offered an affordable property market and a rich culinary heritage that appealed to him. According to recent data from Investropa, despite a rise in Sicilian property prices since 2023, the island remains 30-40% more affordable than much of mainland Italy, making it an attractive destination for international buyers.

The Quest for Affordable Housing

Jonathan had heard about schemes where houses were sold for just €1 (88 pence) by some Sicilian towns to attract people and investment. However, he quickly realized these houses were in a poor condition, falling apart and not worth the renovation costs.

A Home in Mazara del Vallo

Instead, he bought a house in Mazara del Vallo, a town on Sicily’s west coast known for its vibrant centre and convenient proximity to Palermo and Trapani airports. This location allows for easy travel back to Manchester and his family.

The house, initially listed at €100,000 (£88,000), was secured for only €21,500 (£19,000), well under his budget. At the time of moving, he planned to spend an additional €50,000 on the renovation, bringing the total cost to €71,500 (£63,000).

A Rural Retreat with Potential

The property is located in a rural setting with a substantial 1,000-square-metre garden and near the sea. It needs extensive refurbishment to meet Jonathan’s family needs. The renovation process is still ongoing, and Jonathan has been documenting his journey on YouTube, attracting over 64,000 subscribers.

He has uploaded 68 episodes of his Operation Sicily renovation series and said: “This is the reality of renovating an abandoned property – steady progress, practical decisions, and building a home designed to last.”

Embracing the Challenge

Although he started with only basic DIY skills, Jonathan has embraced the challenge with online tutorials and determination. The renovation process also highlighted the importance of community support, with local neighbours offering tools, labour, and encouragement. This reflects the strong social fabric of Sicily’s small farming towns.

A Full-Time Move to Sicily

Jonathan’s plan is to relocate to Sicily full-time, and he is currently staying in Airbnbs while the work gets underway. He emphasizes that while moving abroad carries risks, the regret of not pursuing one’s dreams can be a heavier burden.

He also mentioned that the cost of living is half of what it is in the UK. His wife, who works as an accountant, plans to take on remote work after the move.
