The Fate of the Former Pitsea Police Station

A former police station in Pitsea, which was previously thought to be salvageable, may now face complete demolition due to extensive damage caused by vandals. The building, located on Rectory Road, has been vacant since its closure at the end of 2019 and has repeatedly suffered from break-ins, theft, and arson.

The site has become a target for those who have taken advantage of its empty state. Vandals have broken into the premises, leading to the theft of copper wiring and plumbing. A serious arson attack occurred in 2024, causing significant damage to the first floor and leaving a large hole in the roof. These incidents have raised concerns about the feasibility of repurposing the building.

New Plans for the Site

In response to the damage, fresh plans have been submitted to Basildon Council for the demolition of the former Pitsea Police Station. The proposal aims to replace the building with seven energy-efficient homes, rather than converting it into residential properties as initially planned.

Clear Architects, the firm behind the new development, stated that earlier plans had been approved for conversion. However, further investigations revealed that the extent of the damage made this approach unviable. Assessments conducted after planning permission was granted highlighted the severity of the vandalism, leading to the decision to pursue a different strategy.

Why Demolition is Now Being Considered

The architects explained that the existing building lacks any particular architectural merit and would require extensive work to meet modern standards. They noted that bringing the structure up to the developer’s required building standards would involve significant costs and effort.

According to the plans: “Work assessments to bring the houses to the developer’s required building standards were carried out. This established the level of vandalism occurred to the buildings in combination with the project need of structural warranties, an alternative approach of new builds should be taken.”

Design of the New Homes

The proposed new homes will be designed using a fabric-first approach, focusing on reducing energy use and running costs. This method prioritises insulation and materials that enhance efficiency, making the homes more sustainable and cost-effective for future residents.

The development will include terraced houses fronting Rectory Road, featuring improved landscaping, front gardens, and new boundary treatments. Additionally, the rear yard will be transformed into a family bungalow. This bungalow will have a flat roof to accommodate solar panels and green roofs, enhancing sustainability and promoting biodiversity.

Each property will have its own private garden, ensuring a sense of space and privacy for occupants. The overall goal is to bring the site back into active use, transforming it into a desirable residential area.

Next Steps

The application for the demolition and new construction is now under consideration by Basildon Council. If approved, the project could mark a significant change for the former police station, turning it into a modern, sustainable housing development.
